    Miscellaneous Information

Chickasha is located 35 miles Southwest of Oklahoma City on Interstate 44 and within 30 miles of Interstate 40 and Interstate 35. The- facility was originally used by the Pillsbury Company as a frozen waffle manufacturing facility and doubled as a distribution facility for all of Pillsbury for the Western United States. The facility is currently leased on a month to month basis to a local shock absorber manufacturer as a distribution and repackaging center.

The building is priced right and needs to be utilized. Since the facility is privately owned, we can be flexible with any type of lease-purchase option.

The attached brochure explains the primary features about the property. The 160,000 SF building consists of three (3) large former freezers with pallet racks for storage of any type of product. The former freezers have 21' ceilings and encompass 70,000 SF of the 160,000 SF building. The other 90,000 SF of space was used for conventional warehouse and production area. There are five (5) truck docks near the former freezers and three (3) truck docks near the conventional warehouse part of the building. The property is rail served, although the switch has been removed.

There is storage for over 8,000 pallets within the three (3) former freezers. The photo on page 3 of the brochure shows the pallet rack system with a forklift moving a pallet. As the picture shows, the pallet racks have guides that allow pallets to be stacked three units high without setting on each other.

All of the freezer equipment has remained with the facility and could be made operable again. Pillsbury also left ten (10) large bulk silos in the building that are available for use. The building is priced as a conventional warehouse or manufacturing facility. If the user actually needs the freezer space or storage silos, then they get the freezers and silos without having to pay extra for them.

Transportation and highways are crucial considerations for any type of warehouse/distribution facility. The facility is within 35 miles of Oklahoma City, via a 4-lane Interstate. Chickasha is located at the Junction of Interstate 44 and three U.S Highways (US 81, US 62 and US 277) plus four state highways. As a result of the tremendous highway system, easy access to I-40, I-35 and any other destination is readily available. The plant is rail served by the Burlington Northern railroad.

Economic incentives should be available from both the City and State, based upon the number and quality of jobs created. The Chickasha area also qualifies for the accelerated depreciation allowed by the Indian Reservation tax incentives.

The building is available for lease or sale. We would work with anyone to come up with a proposal that works for everybody. Pillsbury spared no expense in keeping the facility in tip-top shape. Deferred maintenance is minimal.
